Pay them promptly but expect quality work on a timely basis.

Non-ironically, they are ALWAYS trying to prompt me to abandon using a strict policy in favor of more flexible terms to "attract more guests."

I head to their office, and because I have worked with them in the past, asked for my favorite person who gets stuff done promptly.

I'm not sure what prompted that...I rarely watch those anyway since they usually go over budget and time frame every episode it seems.I guess my question would be, how hard is it to find a good real estate agent who does work with investors who try to flip?

My husband has a full-time job and is very supportive.I will be a cash buyer (some savings + HELOC) and plan to rehab 1-3 properties in 2016.We are currently trying to estimate our budget for overhead costs, and this is what prompted me to write here.  

Always do a math analysis and try to look at a prospective property before you bid or at least have a clause in the sales contract that will allow you some time (about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will hurt y'all too much.Look for a Team full of professional local and experienced members that are willing to help you and return your phone calls promptly.  

They both seem to be getting paid and have been prompt with the rent.

But your reference has prompted me to seek this type of service.
