My main goal is cash flow with the long term vision of holding and eventually moving out of that property and accumulating more rentals in the same market.

Because you have complete creative freedom, it can be a representation of your vision.

Once you have a vision for how to use that cash, the right answers will flow from there.  

Honestly, I met @Kenny Dahill through BiggerPockets and just really like his vision for the company. 

That is finding the local deals, assessing them, and having a strategy and vision on what I envision for each property.
