Guys and ladies who work hard, live below his or her means, and stack cash, either waiting to reinvest, are currently buying, or are busy working on properties.The issue I do have with the financial freedom people are when they show airplanes, luxury cars and people dressed up and wearing designer sunglasses in their ads, when they should be showing a dude wearing work boots and dirty clothes standing in front of their pickup truck or work van.

Always be honest with yourself about how much time and energy you can/are willing to put into your investments.Someone correctly mentioned that cash flow properties tend to be found in middle (B) to low income (C/D) areas, the fancy schmancy neighborhoods (A) are understandably much harder to find good deals in, and investments there are based primarily on appreciation.

Take a look at nearby properties for rent - do they have LVP or just some fancy linoleum?
