Once the daughter is dead will they catch up or immediately move out leaving you holding the bag.

Sure, you might be able to get a quit claim deed from the tax delinquent owner (cash for keys) and then get it recorded in the County of record, but you are going to get left holding the bag for anything not wiped out by the tax deed auction including the mortgage.

To me, it's a mixed bag but seems the area seems to be on an upswing and it's a great place to pluck cheap deals.
