Unfortunately you should contact legal counsel and explain the issue.The inspector may have the authority to seek an "Inspection Warrant" in Floridasee Florida Statute 933.22 but they have to meet certain requirements.

You must convey good title and deeds are effective when made not filed.Not sure what the comment above was with the buyer required to file quit claims, I suppose you meant to the buyer of the contract, but I'd not use a quit claim, as he needs to warrant title excepting out the cfd.Next, are there any underlying mortgages?

I could probably twist his arm given my track record and get this place for 1.5 years or something...but it's not a great enough deal to warrant that.I'm talking to my main lender now to see if the appraisal process will be an issue if I buy the property as-is with 25% down - depending on how he responds, I may end up going the local lender route for 1-2 years until I can refinance with a big bank (usually better terms in my experience).Thanks for the help!

If you think otherwise, go file a Warrant in Debt and let a judge decide, just remember, you would have to tell the judge what you said here, otherwise you would be committing perjury if you made other claims... if you lose you could owe attorney fees, which will be must higher than $265.46..
