A few that I think of instantly are: - Why is it vacant/Are there soil issues/Is there anything hazardous about the property itself/how long would rehab take and the property starts to produce income, are there large outstanding liens/easements on the property?

In order to set the house on a good foundation, we remove the top layer of soil to reach hard pan, the solid, non-loamy layer.

I have asked a lawn care company about sodding it just to get ideas and it will be very costly and they also cannot guarantee that the sod will last due to 1) large trees causing shade and sucking all of the moisture out of the ground and 2) poor soil in that area.
