Don't ask me how I know but the best way to show the tenant what the problem is, is to remove the toilet, take it out into the yard, and proceed to bust it up with a sledge hammer while they observe (wearing safety glasses of course).

I used a five-in-one tool and a hammer to pop the raised trim off, it's only held on with a bit of glue and pin nails.

:Hi Jon, An ANSI Grade 2 or or Grade 1 should be more durable than a Grade 3 or ungraded lock.They also cost more.If the residents are mistreating them, such as locking each other out on purpose and the the locked out one hitting them with a hammer or kicking them during emotional outbursts, charge them for a new one.Good Luck!
