For me , I always negotiate for the seller to pay 95% to 100% of my closing costs, if its distress or semi-distress situation.

@Ethan Atkinson, your post makes me wonder, if everything you wrote happens on a semi-regular basis, WHY then wouldn't the Bank take the best Offer they get (which they are already considering accepting) - and ask Teri DIRECTLY if she's prepared to put in say $10k more - she can have her home back?

I don't want to start doing it here in Spain (or most of the Europe for that reason):1. because of the non-disclosure rules about price history of a property2. because the housing consists of mostly apartments (one of the highest percentage of share of apartments compared to other types of housing like detached and semi-detached houses in Europe) wich means there is little you can do about improvements in a dwelling - you don't control the facade, the roof, the engineering in the building, wich in turn means there is little negotiation room and spread in profits. 3. because in Spanish there is just no literature, blogs, nothing in the internet for wholesaling (as in US version) or deal sourcing (as in UK), so I will be acting blindly4.

I can assume takes will be based on whatever i payas a semi-worst case scenario, but even that might not be worst if the values keep going up.That said, I came across some sites where the notion of doing an NDA to keep the sale off public record was mentioned.This sounds totally illegal.
