And I buy lots of property every year and still do.. there is a lady on here from Raleigh I think that did a pod cast and her definition of wholesaling is you buy it.. once you own it you resell it.this has all morphed into assigning contracts.. and its no the assigning of the contract that is the issue its how they market it.

I discovered bigger pockets from someone who told me about it at a REIA meeting and said don't listen to the radio anymore, get on the bigger pockets podcast and start with pod #1 and just listen to them.

Simple they might not be healthy enough to take any hit currently.ORThey already have a bunch of product out there.Putting too much out at once could flood the market making their 80,000 REO drop to 50,000.So the banks like to release properties like a water spicket in small little bursts so the dam doesn't break.On the pre-foreclosure residential side there is 2 million loansin some stage of default that will have to be worked out.Whether that's ultimately a permanent loan mod,a DIL,a short sale,or a foreclosure remains to be seen.So there are millions of properties out there.I think where people get confused is what is happening on your local level??

I've been listening to the pod casts and reading as time allows and the "rule of thumb" like the 1% theory just seem to be complete pipe dream in this area so I'm in an analysis/paralysis mode.
