It's been at least 7 years since I looked, so my memory may not be too sharp and things may have changed.

My dad did very well at one point when I was still a youngster, and I have fond memories at eight of "helping" him renovate a property by gleefully taking his instructions to heart and using a hammer to take down old plaster and drywall from an investment property in the Adams Morgan neighborhood of Washington, D.C. in the late 1970s when it was a very distressed neighborhood and not the more upscale and renowned neighborhood it is today.

Asking a typical Realtor who buys and sells homes to calculate cap rate is like asking a finish carpenter to create engineering diagrams.

I haven’t heard that the Biden administration want to overturn single family zoning laws nationally, but presuming that was a goal it would be the single biggest role back of government intervention in property rights in recent memory.

Breakdown of my investor clients by their professions (this is roughly from memory)1) Doctors / medical profession2) Sales (technology and payment processing two big ones)3) Software engineers4) General engineers (have quite a few clients in this space....mechanical, electrical, even one optical specialist)5) Everything else - I love talking to people and learning the interesting ways they make money. 

Much of my memory of that time makes more sense now, however...I was certainly not an 8-year-old real estate investor just chomping at the bit to get houses for pennies again.

There were some tough, painful, frustrating, frugal years but they fade into the 'been there, done that' memory that we enjoy sharing on BP.
