I personally dont know much about an LLC but after reading this great message from all you guys wants to make me set one up for myself.How long is the process and for us Real Estate Investors should we just get the basic one if there is one because i thought i read an article on the web about 3 different kind which is the basic,standard and more advance i could be wrong im also going to start calling some companies that help you set up an LLC and try to get as much information as possible about advantages and Disadvantages and State fees for the State of California.Also is it recommended to get an LLC in a different state like lets say Nevada or Arizona because of tax advantages...HAPPY INVESTING..

You're at a big disadvantage when going against cash buyers .... even if your offer is higher, good chance seller will opt for the cash buyer to avoid all the variables that go with someone trying to finance a property.

But as Wayne states any seller who cares about their personal FICO score should think long and hard before they sell a property Sub TOO... its hugely disadvantaged to the seller, and buyer may or may not perform.. unfortunately this scheme is taught by many guru's and other coach's and for me personally I don't like it at all. because it encourages deals with folks who have little to no money and no real experience to get into title of a sellers home and then flail away to the point the seller is HUGELY damaged ..
