I dunno if this helps with your investing situation.... but as far as your realtor career, if you don't have a car it's a big disadvantage in driving to properties and potential clients.

As others have mentioned, the main disadvantage of FHA is that FHA loans at 90% loan-to-value or less (more than 10% down), have the monthly mortgage insurance premium payable for at least 11 years, and new loans at more than 90% loan-to-value (less than 10% down), have the monthly mortgage insurance will be payable for the life of the loan.

I personally dont know much about an LLC but after reading this great message from all you guys wants to make me set one up for myself.How long is the process and for us Real Estate Investors should we just get the basic one if there is one because i thought i read an article on the web about 3 different kind which is the basic,standard and more advance i could be wrong im also going to start calling some companies that help you set up an LLC and try to get as much information as possible about advantages and Disadvantages and State fees for the State of California.Also is it recommended to get an LLC in a different state like lets say Nevada or Arizona because of tax advantages...HAPPY INVESTING..

You're at a big disadvantage when going against cash buyers .... even if your offer is higher, good chance seller will opt for the cash buyer to avoid all the variables that go with someone trying to finance a property.

His property undergoes an annual inspection by the state and so far he has remained compliant (The property is in very good condition although I do plan to do an inspection anyway)I read Brandon Turner's book so aware of the general advantages vs disadvantages but would love a more personal perspective.
