"green" items are not as flashy as a kitchen with granite countertops and stainless steel appliances and many people will not understand the value of a roof w/ R60 insulation.

To add to what he said, you actually do not have to have granite counter tops, etc. 

Only a few things left to do-Install appliances-Open shelving added above counter tops near kitchen sink-New light covers throughout-Couple other minor details.Looking forward to hearing any feedback.  

Nothing too fancy just enough to put in new flooring, paint, cabinets, countertops etc. 

It's definitely a bigger job than just kitchen cabinets and granite counter-tops.

For my market, new vinyl floors in kitchens and baths, new laminate countertops, new plumbing fixtures, new light fixtures, new switches and receptacles (white), new paint, and either painting or replacing kitchen cabinets give a very worthwhile increase on rent.

You'll want details of the types of finishes you plan to install (types of cabinets, countertops, flooring, etc.).You could even provide photos or renderings of what you expect the finished product to look like to really communicate your plans.
