The most clearly written book I have read on note investing is @Joshua Andrews book "Paper Profits" but there are certainly many other quality books about notes.

I bought the book i listed above and a few others now and really learned a LOT.

The book I assume you’re referring to was a huge success for bigger pockets and changed many lives.

I'm not pitching but I wrote a very short 27 page guide that only addresses determining your maximum offer price.Flip - How to Find, Fix and Sell Houses for Profit is excellent for flipping and I'm sure the bigger pockets book is really good too but I haven't read it yet.
