I will suggest secure the contract with the owner first; add on the cost of redemption of the tax deed(extra 20% within the first year, public info after the sale) plus your profit margin & then sell to your potential buyer.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

I’d only elaborate and add one thing: rinse, and repeat!

, but add on to that the fact that Maryland charges over 2% transfer tax (depending on county) and then all the recording fees, etc.

Take the amount they are charging you, and subtract that from the amount your report shows, and what is left is the interest they are trying to add on top.

Make sure that you call the school district to see if they have any fees to add on.

One or two bedroom just add the shower add on fixture. use a vinyl frosted window, frosted glass adds maybe $10 to the window. you can tile the walls around the window too.
