Other materials like steel studs not so much and there is drywall made without paper that is mold resistant.Mold is everywhere and is often in a dormant state but will need moisture, darkness, and certain conditions to grow.You need to look for the conditions that prompted the mold growth and correct those conditions also.    

With both Residential & Commercial, I write into the lease/rentalagreement that it is the tenant's responsibility to promptly file a copy of the key of any additional or replacement locks the install to allow for emergency access. 

(IE, they prompted me to open an American Express Card, Chase Checkings account, 30 day trial of access to 1000 legal forms, a website & domain, etc...).

Not require prompting?

MLS list, comps and either picking up the call or responding promptly is all I require.

., as opposed to a full bank statement that could prompt a counter offer.
