Property is worth about 110-125Can pick up for around 80-90Fixing cost under 10kValue should be around 150-160k when completed going by houses around the area/similar layout within 1/2 mile.The property is family involved and the owner can no longer live there so I can purchase for well below actual value.Needs minimal work but overall very good shape AND everything is up to date: gas/electric/inspection, etc...Very easy flip with cosmetics/paint and maybe a rug/floor in rooms if decided (not necessary)If you're interested and have the money available definitely let me know and we can get started together.

Over and over again until either they do eventually come down to the price the agent should have listed for in the first place, or the listing expires, all while the agent has sold other houses and generated more listings off of that one.That scenario is so common I assume it must be taught either during the licensing course, or it's the very first thing agents learn during orientation at their new brokerage.Why don't I just get licensed?

I would personally prefer to have a nice reliable low/ no income tenant over a spoiled rich brat student who's father is an affluent lawyer that can drag you down the court's corridors as if you were a rug doll.
