The park owner is dealing with some legal issues related to some of the units that he tried to argue to the court, that he wasn't really selling some units, but had merely recorded them on the wrong documents.

Flipping, wholesaling, acting as an agent, and managing properties for others are all active real estate businesses, but not merely holding rental property.I actually got my agent's license, so that worked out well for me to open the 401K, even though I'm mainly buying/selling for my own account.There are many other small part-time businesses that would qualify (lawn care, Ebay store, etc.)And yes, if you have a business, you can roll over the SDIRA/LLC into the SD401K.
