Have been following along in the background for a while as I've been steadily growing my turn-key portfolio.So far ours have all been strictly self-funded, with our household discretionary income, and we have limited ourselves to conventional lending.Have wanted to get into more of a rehab model, and also start using hard money/portfolio lending, but was hesitant to do so as I was still building my team on the ground remotely from across the country.Luckily, everything has been stable, and it looks like I should be able to get that underway shortly.

As an active buyer of apartment complexes of 100+ units, market selection is very important to a successful outcome.For the last seven years I’ve focused heavily on the major Texas markets, and that approach has been good to me, but 2016 is the year that I see a stronger potential to branch out to other markets as well.To that end, I’ve researched population & job growth, wage growth, net migration, costs of doing business, median home prices, housing affordability & starts, rent/cost of ownership ratio, rent as a percentage of household income, vacancy, rent growth, and other economic and demographic indicators.

What I find helpful is to outline your qualification criteria (household income 3x times rent, 1 year of continuous employment, a certain credit score, etc.) on the application, that way undesirable tenants can screen themselves by not applying or if you happen to turn down a candidate, you have documentation supporting your case and why you did so.Another point in regards to your "verifiable income for a year question" is: you can have the candidate list employer references, which will allow you to contact their supervisor/manager and ask about their employment status and in this case their employment history.

Looking for comments on what I have so far and what has worked well for you.Here is what I have so far:-Complete the rental application in full, no false information-View the property in person-Ability to pay deposit and first months rent within 24 hours of approval-Household income of at least 3x rent-1 year of stable documented income (job, govt assistance, ect)-Positive rental history or cosigner that meets all requirements -No landlord tenant issues (judgement, evictions, broken leases, damages, ect) for 5 years-Current on all bills (excluding medical)What are your thoughts?
