What if you do a rate and term re-fi and pay off the VA loan, rent that house out to cover the payment, rented a room for yourself from a friend while you look for a property to move into/save money, and then used your VA benefits to purchase that property?

Real estate should yield better returns, you also have leverage which will expedite the process to FI (when used correctly) plus when you buy hopefully you are buying at some sort of discount.

So far so good. 2.5 years later that property had appreciated about $63k which allowed to cash out re-fi and buy my first rental.Now that rental has appreciated approx $60k over what I bought it at and I'm looking to use that equity to purchase another property.
