I think a long term renter of an illegal unit is too big of a risk in the event that you have to evict them through the courts or if someone was to call in and report it.Overall this sounds like a great idea if you want to have in laws or parents live close by but with some privacy but not so sure if this is a worthwhile investment as a rental.Perhaps someone else with more experience in your particular situation will have better advice.

I doubt it's illegal per se, but I have a fiduciary obligation to my client's privacy and would NEVER share it with a realtor.

That's a good way to get started since you already have the mortgage in place and you can test the waters as a landlord, although you give up a bit of your privacy and what not.

If you and your finance wants to start a family, have your own privacy, and etc...it would be nice to have a single family property.Since you are leaning towards buying a single family, ask yourself if your second property (multifamily) going to be an investment property or owner occupied?

Kris ..Let me welcome you and your wife to the BP community, i felt like you when i found this site and i still do .. excited everyday to learn, read, be a part of something bigger than myself .. there is a world of information here and frankly, I feel that taking a real estate investment class or school is a big waste of money ..everthing somebody needs is right here ... ( not that you mentioned schools at all ) might i make a sugestion .. if your wife and you are looking for a tiny house .. why not look for a few acres tgat you can put it on and or on a property that has a house on it already or a moblie .. that you can seperate someway with privacy fencing so you can rent out the house and still live in the tiny one .... at least for a while .. that way you can house hack your way into the next investment property .. since you will be new landlords ..you will be close ( right on the same property ) to manage the property yourself's .. not sure if this is a option for you and your wife but thats what i would try to do .. matter of fact that is kind of what i am doing .. 1/3 of our house is a 1100 sqft 2 bed 2 bath w/ a livingroom and kitchen that is only seperated by one interior door .. we are completly seperating both sides then renting out side b while we look for another property .. once we find it we will rent out side a which is a 3 br 2 bth w / dinning room , living room, kitchen 1650 sqft.
