I find their website easy to use.We have filed just one claim, for hail damage to a roof - they replaced it without issue (I think that had a lot to do with their outsourced adjuster, who acknowledged that the damage was probably from a storm from before we bought the house, but approved anyhow).They have not given us any grief on existing properties, but we did have an issue with the roof of our last rehab. 

Consider taking a little less and out sourcing your PM.

I could outsource the management and go live in overseas or in rural America where a house is less than a VCR.

If there are maintenance calls, repairs, cleaning (we outsource most items when doing a make ready), painting etc we either do it ourselves or find individuals who can do those projects for us.If you dont factor in property management when you make the purchase, end of the day you will find that you have bought a job.

Most people on here who know what they're doing self-manage (or outsource management inexpensively overseas).

I just recently came to the realization that to have true passive income or to own your own time, you need to outsource as much work as possible in your REI business.

@Susan P   Insurance cos outsource the housing to housing brokers who scan zillow etc. 

It’s been a little bit since I advertised / screened myself as I’ve been outsourcing property management.

I do utilize work crews for all my maintenance work (Because regardless of what I do, I'll never be able to scale without outsourcing at least this).
