If you buy at $180k and the FMV is $200k, not enough room to make a meaningful profit after holding costs and closing costs (on both ends, purchase and sale), not even counting the rehab cost (don't get fooled by that "coat of paint" argument)-- even if you were buying with cash and have no "cost of money" other than opportunity cost.For a buy and hold...may be ok, but also doesn't seem great. 

In fact, while we're on the subject, there is no commandment that states that all of this fed action will eventually spark hyper inflation.

Watching the NBA playoffs reminds us that the teams that get more of their players involved doing roles where they can contribute to the whole in a meaningful way typically win the championships.I had the good fortune of participating w/you on this capital raise.  

Every market is different so a per unit minimum isnt all that meaningful.  

Some agents price properties below market price intentionally to spark a bidding war and sell it quickly.

Clearly the market is softening, but I don't think we will see meaningful national price decreases 2023.
