My point was that it is only possible because we are at a very unique time where a syndicator can put in some granite countertops, new appliances and vinyl plank and raise the rents $100/month then turn around and also charge the tenants another $50 for utilities and maybe $20 for trash valet service and they still maintain high occupancy.The reason is because there is just a big shortage of affordable apartments right now and it's not possible to build new supply at the current rents.

In and around the urban core has the highest demand but overall there is a shortage everywhere so no difficulty renting unless you are over priced.
