Pursue the "low hanging fruit" for right now: buying a property for less than replacement cost, repositioning it for a resale profit or cash-flow.

@Brian Armstrong There is no secret juice or pill you can swallow, no one can predict an outcome, you just have to keep sending mail and dont stop.

Unless your net worth is in the 8 figures, and/or you are doing some seriously risky business with a very high liability and probability of getting sued (which I would not place well run buy and hold real estate in decent neighborhoods), then you would be best served IMO to do the same because the juice just isn't worth the squeeze.

Again am I being emotional or am I just enjoying the fruits of my hard work?

I understand and respect if your business model is going after the low hanging fruit ... that is OK too.Bottom line, our business model is as valid as yours or as any body's else's and you should not assume that I give a bad service and no value to my customers.

Plus, REI just fits into my passion for investing and creating multiple avenues of passive income.My intention for BP is to meet some of the awesome people on here and to create fruitful relationships. 

I hear single family still has some juice in this cycle.  

There is no question that BP is a nice place to expand one's contacts, cultivate new relationships that will bear fruit in whatever activity RE related one is seeking.And also what I really like is people are not afraid to ask the tough questions from those that post.So 10 months 2300 posts or so...

All of my monies, for the last 40 years have been going in investments, and now, I am seeing the fruits of my labors come into  view.

He says he is not trying to "juice" me and wants to finish this project without any further money spent by me.
