This shouldn't be a big deal since most decent property managers will be using a "channel manager" that allows them to set pricing and communicate across multiple platforms via cloud based software.  

This will cloud the title and you will not be able to sell your property for at least a year with a clean title.

If a title company is involved in the process, they should be able to uncover those clouds, like you said. 

If you're seeking security as it seems that you are in your post you can probably figure out a way to co-manage the deal with the GP/developer and cloud title with a DOT referencing the agreement you have.

If this is a wholesale deal and your assigning the contract, then you normally record a "Memorandum of Agreement" to cloud the title.

I have a fairly "virtual" system for project management which includes email, GoogleDocs and a few other cloud apps to allow us and my team to stay in constant communication and make decisions rather quickly if needed. 

I prefer data in the cloud, in case my hardware (laptop) gets stolen.
