Hi, A tenant is behind on rent and I suspect will be trying to disappear from my rental shortly.

The one gentleman @Greg F who was one of the first people on this thread to confirm he was a Peter and Joe student and share some of his program experience has disappeared from the thread and into obscurity entirely.

[But please, don't fall for "easy private money" ads, which are often scams aimed at getting upfront money out of you, first, then they disappear!]

I’m not sure if bedbugs ever really disappear, and I have no additional information regarding whether they’ve come back or not.

Two, if they disappear before the lease is up, you got less rent than you might have otherwise. 

I don't see the job market and hence, the healthy techie incomes disappearing anytime soon. 

These people know all the homes in a neighborhood that are vacant, they know who is moving (having mail held or forwarded) they know who has disappeared in the middle of the night (overflowing mailboxes) etc. they can tell you so much.

And like you said, that small advantage likely disappears in 5 years, at which point this may very quickly become a poorly performing investment.Additionally, the higher downpayment gives you more room to adjust your rents to fluctuations in the market or area, giving you some more insurance for positive cash flow.
