We are both very skilled (framing, drywall, cabinetry, trim work, plumbing, tile, electrical, fencing +).

Honestly, you might come out ahead if you dry-walled over the wallpaper, and replaced or built out all the trim.

We re-painted most rooms top to bottom (and painted some trim white from honey oak) and re-did flooring in entry and kitchen.

Where is insurance, repairs, lawn mowing and tree trimming, etc?

Painted 100% of the interior and exterior window trim, replaced the front door, added tile floors in the bathroom and kitchen, painted bathroom vanity and replaced all fixtures, put in new quartz countertops on original cabinets, all new light fixtures, door knobs and handles throughout.

The tree in question is a very large tree that I have trimmed sometime last year. 

New kitchen, bathrooms, laundry, paint, trims, floor resurface, land scape.

I probably DEFINITELY spend WAAAYY too much time designing kitchens, houses, decks, trim, bookcases, you name it.
