Maybe I'm missing something or maybe you're operating in a tough market where deals are hard to come by but if you're outsourcing the property management anyway, you could in theory invest in any market.

This is in case you will want to outsource one day. - There is a lot of content on how to do about anything in QBO on Youtube, not sure if other accounting systmes get as much attention from content creators.Cons:- I only see one con which is the price.
