If you feel comfortable she is a good tenant then do it, if you have a feeling a train wreck is coming then cancel and give her a full refund.

My fiancée's father (when he was younger) had something like 15 long term rentals and eventually took on too much and everything fell apart because he was a one man wrecking crew.

It did kind of wreck our day's plans, but well worth the inconvenience. 

Too much to explain here, but park owned homes due to turn over, damage, stolen appliances, wrecked ACs etc you bairly make a nickle on the home rent.  

That was the most nerve wrecking 15 minutes of my life!

It is a college town which has allowed many properties to become rundownand not maintained as well as they could be because college kids could just wreck them again.

I don't have much confidence that the judge will accept either of your counters now - you could very well just end up with a judgement on your record, which could keep wrecking your credit long after it's paid. 

I am surprised more haven't commented on what a train wreck this transaction appears to be, but then maybe not as there are plenty out there that don't know how to conduct a real estate transaction properly.

I first saw it in earnest in Detroit.. guys were buying homes for 500 bucks selling them on a RTO as is for 25k.... houses were a wreck.. just another form of subprime.then you have this rampant in Texas to the Hispanic community..
