Thanks @Dave Skow@Daniel Alhadeff The property was in the Seattle area but I decided to not go through with it because my backup was to rent it out as a room rental if the AFH didn't work out but the property would be hard to run as a room rental.

Most locals on Biggerpockets seem to think that Calgary is almost at the point of becoming unaffordable or extremely challenging to find investment properties.I work out of Winnipeg and invest in Winnipeg as well.

Best of luck, If you have done the math and it is a good deal it will work out fine.  

While it may work out, it sounds like a real long shot especially with the splits and fees as they are! 

Have a workout split, plan, and goal for the next several years.
