It sort of sounds like it’s the Wild West and most of the billing laws are very gray when it comes to water.

We got lucky and bought a SFH in North Park right before things went wild, so we've got a great interest rate and a steal of a mortgage, considering what folks are dealing with right now.

WAG equals wild a$$ guess as I did not look up the actual amount that properties have depreciated in emerald coast since the market high (too lazy to look up).

I appreciate the sound advice.While this is probably a wild goose chase, I wouldn't mind playing this out with the seller a bit (for my education at a minimum) and pursuing what you say about making an offer for the land only and letting them keep the trailers. 

For example, during the pandemic some materials costs spiked wildly, as a result of supply chain issues and shortages, but have since come back to reality.

I may be biased, but I really like the north shore area because the appreciation is wild.
