Stressed with lots to figure out in terms of getting systems in place and making repairs with not much time to get everything done, but I'm confident in the deal.

I'd say keep doing your system.

ONe its not guaranteed your renters can and do get kicked off the system for violating the policies.

Indeed, where we pay a REALTOR commission, we are initially under water, but look at the long- term probability the rental will remain in the system.

So, using the PA court systems public website has been more accurate than any service for these local applicants.

Also, when they said they have "network" to find investers/property owner to land my offers, and "system" to calculate profits in order to show whoever owns the property short term rental is the more profitable option.

I figure if they don’t already have Netflix I’ll get questions on how to use it and my systems are all about the least amount of questions.

This person in particular has no previous real estate experiences prior to 2015 except his own rental lol that company that he work for also doesn’t have integrated vertical system to build and manage properties, so it is easy to understand why his investment gone kaput.we have too many newbie Lp investor also that think just because they are rich from tech they can blindly invest as LP somewhere without due Dilegence….

I'm an IT guy myself and clearly not against automated systems, but that can misguide you if you don't know much yourself.
