However, it would be very difficult to get bank financing for any purchase of real estate if the corporation is less than 2 years old, and/or has little credit history or assets, or is intending to purchase any residential properties that have less than 5 units....All in all, with lower real estate prices, lower interest rates and a weak dollar there are some GREAT opportunities for foreigners to invest in US real estate...

However, any gain attributable to depreciation is TAXABLE.I guess it depends on (1) the amount of gain, I live in TX and we pretty weak housing appreciation, (2) the hassle factor attributable to moving and (3) how much of a step down is it to go from your current (rich landlord) home to move into one of the slums that are your rentals, LOL.If the mortgages are nearly paid you're reaching the point where the cash flow gets really schweeeeeet!

you can mix it up once you get going..all of the investing methods have their strong points and weak points.. however wholesaling by far is less risk then the others..
