Most of the other houses in the neighborhood were of the same vintage, but most have had significant upgrades and additions. 

Is the state pro-tenant or pro-landlord.4. 1925 vintage there are tons of issues with those buildings so an inspection to see what any issues are and cost to fix.5.

Also, we have three cute vintage rental houses (1920, 1941, 1950) and we updated for safety, but choose design that is in character with the home. 

Any of these Linear Mortgages with a matching interest rate, balance and matching remaining term would be equal regardless of the vintage or age of the loan.  

Lots of cool new construction in pockets next to older vintage style houses etc… my gps kinda took me on a weird windy turn off 65 somewhere… but anyway, I’m just saying that your market is intriguing.

Both of those are not as easy fixes being they are requesting every window to have a new screen and the shower is a vintage claw foot tub so the parts are difficult to obtain and expensive.

There should be sales comps of recently transacted properties of similar size/vintage/quality.  

In Dec. 2019, the neighboring property, a 100-unit property, (exact same vintage as my deal) sold for roughly $120K/unit or 6.3% cap rate.

Last year we were still able to buy newer (2000's vintage) core plus assets for around a 6% cap and older value add deals for a 7% cap rate.
