I'm not trying to time the market. ..just interested in people's opinions for me it was based on my experince I started in RE in 1975 and the 10 year cycle seemed to hold true right up to the GFC at least on the left coast..

I don't see that happening any time soon based on your 2022 to now trajectory, but you do want to find a way to make it profitable.

I would deny based on whether they had an outstanding debt/judgement to the prior landlord.

Start to evaluate deals based on the income approach and you'll do much better long term investing. 

In addition, education can only teach you so much - what type of experience-based learning do you receive when joining these teams? 

Another good thing about that is that you can do a cost segregation study based on the percentage of the house that is being rented to your house mates.

I would only underwrite based on actual rents not proforma.
