I think this is a great way to set up a business, actually, and am impressed with the way they do things, if we're not being baited.So, has anyone had success using a structure like this?  

I was under the wrong impression that you did not agree with the tactic and was curious why.  

Note: I am under the impression that me material participating in this exercise will fall under the "Real Property Development or Redevelopment" activity, thereby allowing me to cost segregate the home construction cost.

By the way, anyone please feel free to jump in and correct me or add to any of these points.The next vague impression I had been given about commercial property is you’ll be dealing with more hard nosed and knowledgeable people.

The builder is not Hollistic REI it is Southern Impression Homes LLC. 

However, you can expect to recover about 50-55% of your investment when selling the home.Improve curb appeal, which is what you mentioned before, clean up the exterior, add landscaping, and make minor improvements to enhance the property's first impression.
