The answers I have seen are being penny wise and dollar foolish.Cat urine does not come out of wood, if you want to get an idea of the costs that could be involved, get an estimate to replace the wood floors.

LOL I would never had looked into my rights if he had been reasonable.As for the garden, the back has some brown patches cos of dog urine...in my contract it says I'm responsible for the yard, shrubs etc....but also says I have to pay the owners an additional $80 a month for them to provide a gardener to do that maintenance.

What I see that is to the side of your photo is staining from wetness; if the staining is urine, then you will find that upon refinishing the floors that there will be a darker stained area where the urine was.

Ordinary cleaning wasn't going to get the stains and the urine out of the carpet.I assume that the dog did that, and not the tenant :D You can ask for an additional pet deposit, but it's unlikely to cover the added cost if there's major replacements to be made.
