I like landlordlocks as they give you a master so I only have to carry 1 key around to unlock every unit.

Yea HELOCs are a good way to unlock some equity and you can go above the normal 80% that way I believe.

As for the key situation: I leave my doors unlocked.

I have researched this and the worst I hear is that people forget to turn lights off and occasionally leave a door unlocked.

I work everyday so can't be at the property to unlock the door to get in the property.

And discovered that somehow the backdoor was unlocked.  

I'm finishing up a 95% Heloc on my primary to unlock almost 200k.

You'll have to be able to differentiate between an emergency (roof coming off, front door smashed in and unlockable, no heat during winter, pipe burst and water leaking/pouring in the unit, etc) and what's something that can be added to a maintenance list and handled in one visit so the tenant knows how you'll take care of their problems.Doing the above involves setting standards for proper communication with you.
