Unfortunately, my previous and current experience with wholesalers here in Socal have left a really bad taste. 

Based on my experience in years in Real Estate Investing, Mobile home market is kind of like an acquired taste.

My taste has switched to the A , B assets only.

@Jacob Tomko - I would take a look across the water at Bremerton if you find Tacoma too expensive for your tastes.

At this time I don't have a lot to 'bring to the table' so to speak and don't think it would be in good taste to just show up to one and immediately start pitching financing options for my goals.

There will be an excess supply of units and small landlords will be competing against product designed expressly for millenial tastes.

You will put off a lot of buyers who have different taste than you.Other suggestions:> keep the siding unless there is no alternative. looks like asbestos - much better to just leave alone.

I got a taste of that feeding frenzy.

If you are like most folks, your tastes, wants/needs evolve over time and thus the magic number is a moving target.
