I was able to BRRR 2 and I'm currently undergoing the renovation on one I just purchased in June. 

It's extremely unlikely that you are going to see appreciation in a D class neighborhood unless it is undergoing revitalization and gentrification but again, that is speculating and risky.

I don't want to discourage you... just know that RE photography is undergoing huge changes right now, just do a lot of market research before you spend a lot of money you can invest elsewhere or give up a secure corporate job. 

I feel like I am going to have to undergo a long process to understand the neighborhoods, culture, and market here in Baton Rouge whereas I already am familiar with it in New Orleans.

Just found out this property is undergoing oil seepage remediation and there may be additional seepage in the basement.

You should be worry more about that situation is the family undergoing a investigation ????

I have decided to refinance several properties to have the funds necessary to be a cash buyer and am now looking at ways to purchase properties at a discount and make good, numbers and researched based decisions on where, when, and what to buy.As I learn more and more, it seems clear that the numbers indicate that the best strategies involve choosing area that are headed for significant appreciation, and areas that are likely to undergo gentrification offer the best possibility for maximizing profits.I have some reservations about this.
