I found after years of trial and error that it's best to have a separate Scope Of Work (SOW) that has every detail in it, and 'attach' it to the Contract as "Exhibit A' (for example).

And there are only a handful of these available at each month's auction.In the <$50k market, you see a lot more properties and a lot more variation.  

You have a general idea of what you are looking for but those are 3 vastly different markets with variations in pricing and inventory.
