I came across that phrase when working in the patient relations department of a large medical center.

Good to see this trend is also going towards one bedroom places. 

Often times ESA is just a phrase tossed around because many people bank on the fact you may not be well versed on the law enough to realize this and they assume once the declare their animal is ESA you will not pursue the matter further (though you should). 

"Done right risk is higher but not significantly"--lots of room for thinking in the phrase "done right" ?

It is pretty trendy after all.

Regarding damages, the conversation might start off with the phrase "What happened here?"

(that phrase may already be trademarked but I have no financial interest in capitalizing on it... it's just sound advice!)

I thought when I double quote a phrase, it should search that phrase only.

I wouldn't phrase it as a rental property you want to occupy, instead I would phrase it or simply look at it as owning a second property you want to occupy.
