Not to mention, they probably won't want to admit it if a building they manage is in really bad condition.If you're serious about buying you should first talk to fellow investors and define your buy box.

Many investors may shy away from this investment because of that bad tenant.

We rent and treat our tenants great expecting them to stay for 5 years.

If this is the case, not a bad idea for you as it will be a good learning experience.

I think most of these bad investment investors aren’t learning.  

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

simple - treat it like any other real estate closing. you go through attorneys and title companies. 

Unfortunately, renting in the far-left wing states allows tenants to be treated in a manner that far exceeds ethical rental practices. 

I do have folks that don't book because of that.That is a good thing as not understanding the distance to get places will create bad blood and cause those 2 and 3 star reviews which no one wants to see.Like , our place isn't cheap so we don't get the folks that destroy places.The bottom line is that you are renting out an expensive asset to strangers for 3-10 days or whatever.

It all depends on how the house was treated before you.
