Very irritating.

Sometimes i'll sell my note because there are things that I know about the asset or the loan that cause me concern like, there is a toxic DDT landfill on the property or, the 4,000 square foot addition to the property wasn't permitted or, there is no certificate of occupancy or, there was a meth lab in the home or, there is a HUGE senior lien in front of me or, there is so much deferred maintenance that I couldn't ever expect to get my money back or, the well is dry and the cost of $20,000 to drill a new well is prohibitive or, there is an incurable defect, or there are huge property taxes or any number of a million other reasons why I'm willing to sell my note and get out of it by passing the nightmare on to another investor.Moral of the story is, unless you are buying in bulk and have the relationships and track record to support it and unless you have the capital and time and stomach to roll with the punches, a single note purchase might be biting off more than you can chew.

Today I got a notice from Department of Community Development - Code Enforcement Division, saying that grass and weeds on the property have some violations, like being unsightly, irritation to throat, etc.

We are supposed to get rain this weekend and now they're worrying about toxic waste run off. 

As I understand it, in heavy sun it also can break down and become toxic, with through-the-skin chemical transmission.

Don't let your self overlay bad or irritated thoughts with it if you don't enjoy the process.

Martin,  its difficult to say how your approached by people and their requests,  but I will admit to asking more experienced investors their advice on sellers and guidance on how to find more reputable sellers,  along with avoiding unscrupulous brokers and toxic asset lists.  

Should I offer him $$ to just quitclaim me the property or should I offer up nice earnest money to get contract that way I can wholesale it if my investor wants it only asking because the guy seems irritated about the house from face to face discussion on selling it.

Its like buying rental houses If you don't have a plan to buy 10 or more ( low value rentals) then its an irritant and many buy them then get out of it in 3 to 5 years.. others that have a goal to own hundreds create a business out of it...

Many of the chemicals they use to cook meth are very toxic and in the people's republic of MA, you might be required to spend thousands of dollars to clean it up.
