This is my first investment, and I've learned a lot from this experience so far, and I'm ready to keep moving forward with new projects.I am interested in investing locally in Denton County and the surrounding counties.

Trying to keep things simple with long-term single family rentals til I hit my conventional limit then will try different strategies with different funding options.

We keep half the house for our use year round but rent the other half out all year long.  2024 tax year will be the first year we depreciate the asset.  

That was the right move for us at the time, but let me tell you, boy oh boy does it hurt every time I realize i sold a 3 bed 2.5bath home in dublin schools that I bought for under $200K...its the one that got away and honestly will haunt me forever...or until i go back and get it again...but seriously find a way to keep that thing fo the long term especially with that rate. 

I will keep posting the status on this thread from time to time. 

Keeping up a property incurs a lot more maintenance fees, etc. 

I don’t want to keep up on local, state and federal law changes so they keep me legal.

I also have not had (Knock on wood) too much time spent on managing the properties and keeping them rented to long term tenants.

Every time i make a post on here I am getting great feedback so minus well keep posting lol.

Or you could decide that you're going to hang in there for family/legacy reasons, and keep raising the rent whenever the market supports... and whenever you turn over a set of tenants.
