It will take some time to vet the ones you really want to work with and that are good resources for you to use month in and month out. 

I can find the deals through certain websites and other resources, but i hav barely a clue on how to actually pull the comps.

If it does need replacing, will it be cheaper to build on top and have a raised foundation instead?
