That means you have to purchase 4166 records to use your $125, but Datazapp is even better than every other company because of you pay them $250 in advance they will let you make as many small purchases as you want during a 30-day period until you reach 6,000 records.The cost to purchases emails and phone numbers is much more expensive when you are using a customer list you own because of what I already explained, but if you don't have a list and you want information for property owners then you can limit your lists to only those that contain both email addresses and phone numbers.I think the reason most real estate investors don't do a lot of direct mail or bulk email is because it requires a lot of software and technical knowledge.

So if the property is $250,000 and it needs $50,000 worth of work, you would need $10,500 as your down payment (technically $10,675 as there would be "contingency reserves" baked into the renovation budget).

Purchase price is 200k loan balance is 155K on mortgage statement but with the HUD loans it would add up to 177k including entry fee that would put PP at 200k Technically they are saying I'm only paying on the 155k the other remaining HUD loan that equal to 24k that is paid 2051 or when refinancing or selling this house

God forbid you are sued and you try to present the LLC shield, even if you managed to not slip up and lose the corporate veil through a technicality, if it is shown that you were forbidden from moving the property into an LLC by your signed loan docs, the LLC will be stricken and will go right back to you personally.
