Updating kitchen may be tough to dish money out on but if pm knows his/her stuff and is recommending you do it I would have to agree from the info provided.

Not to mention, a lot of people put dishes in the dishwasher without rinsing it off to remove food remnants, which to me would imply the tenant was negligent, which cause the problem.I had a tenant move into a SFH from an apartment and put paper towels in the toilet, needless to say it caused a major problem, but since I had a clause in my lease about negligence, I paid for the problem to be fixed and they repaid me.

I usually listen while I am painting an apartment or doing something mindless like dishes.  

I just got done replacing a broken faucet , I got there at 9 am and the sink was full of gross dishes and pots and pans, there was 5 trash bags in the corner and clothes laying all around .

Things seemed to be solved.A couple months ago, we did an inspection and found that they once again had roaches, and that they were feeding the little buggers (dirty dishes on the countertops, overflowing garbage, living in their refrigerator, eating dinner on the living room couch, not mopping up spills).We have sent them a letter telling them that they need to clean things up, and to work with the on-site manager to set up a time to admit the exterminator.  

What stands up to the punishments your tenants dish out?

I'm actually going through a problem of a tenant who wants to leave, and I want her to leave as well (she put a satellite dish on the roof!!).  

I spent over $3,000 just furnishing one bedroom and one bathroom, not to mention all the other things like hallway decorations, dishes, etc that your guests will need.

Sometimes the table is set but it depends on how the previous guest left the dishes.
