I'm in GA also, mostly active in Paulding but starting to venture into west Cobb as well (Powder Springs).

May need to be repainted over the years depending on how its painted (brush), baked enamel or powder coated.  

Save some dry powder for when you have already done a deal or 2 maybe with a partner or on a smaller scale and you are confident you know what your doing, at that point you will be ready to go all in.

I will use this info to better calculate potential profit on future houses we consider for flipping.SCOPE: new floors, cabinets, countertops (quartz), 8ft island with butcher block and prep sink, relocate powder room, add laundry room w/ stacked washer/dryer, new driveway, new vinyl siding (removed brick facade on front of house), new furnace/ac, paint throughout, carpet bedrooms, minor updates in bathroom, new front windows, new roof, update fire places, new appliance suite, fixtures, new lighting, updated electrical, some gutter and drainage work, new concrete patio to replace existing pavers.I drew this floor plan using MS Visio.

Having cash is always good so you have dry powder when you find a good opportunity.

We have had a number of investors in the past 6 months cash out of areas in Powder Springs, Kennesaw, and Acworth as multiple tenants have destroyed the homes.  

That seems pretty "incompetent of basic real estate knowledge" to not have your powder dry and be 100% levered if this is your expecation.

These are: doors and face frames are maple hardwood; sides and backs are particle board but water resistant powder coated and shelves too.
